• • Please note all reservations require a $300 security damage deposit at the time of booking, which is fully refundable, pending no loss and/or damages after your stay
  • All bungalow rooms are beach oceanfront with views of the Caribbean.
  • Two occupants per room maximum.
  • Children 12 years or older welcome.
  • No smoking on property
  • No pets or any animals permitted on property
  • Prices subject to local taxes and customer transaction fees. Current tax rates are 15%, customer transaction fees are 5%. Taxes are subject to change.
  • Prices are stated in US currency. Fluctuation in exchange rates are the responsibility of our guests.
  • Refundable $300.00 deposit is required in addition to reservation fees at the time of booking. This is fully refundable pending no damages after departure.
  • Cancellation Policy: All cancellation requests must be submitted in writing to turtlebeachutila@nullgmail.com. Cancellations submitted 30 days or more from check-in date at 3:00pm local time will receive a full refund of reservation and security deposit. 15 days or more receive will 50% refund of reservation fees and 100% of the deposit. Reservation fees will not refunded for cancellations within 14 days of arrival date at 3:00pm local time; however, security fee will be refunded.
  • Quiet hours after 7PM during turtle season. Guests must adhere to local turtle lighting guidelines. During turtle season, we ask that all guests close your blackout curtains when leaving your room
  • Please turn off all lights and air conditioner when exiting room
  • Turtle conservationist may be on property in the night during turtle season
  • Violation of rules can result in loss of deposit and termination of stay
  • This liability waiver (the “Waiver”) is made by and between the SJ Fischer Trading Co., UTILA VACATION PROPERTIES LLC, Turtle Beach Sanctuary (“Hotel”) and the guest (“Guest”).The Hotel and Guest agree, for the mutual benefit of both, as follows:Guest acknowledges and agrees that he/she is responsible for all risks of loss, injury, death, or property damage that may arise from Guest’s use of the Hotel’s facilities, services, and amenities.The Hotel shall not be liable to Guest or any other person for any injury, damages, theft or losses of any kind arising out of or related to Guest’s use of the Hotel’s facilities, services, and amenities.Guest agrees to release, indemnify, and hold harmless the Hotel, its officers, directors, employees, and agents, from and against any and all claims, liabilities, theft, losses, damages, costs and expenses, including, without limitation, attorney’s fees, arising out of or related to Guest’s use of the Hotel’s facilities, services, and amenities.Guest agrees to waive any and all claims, and hereby waives any and all rights, that Guest may have against the hotel.
  • All Guests must provide a Security Deposit and/or Damage Deposit at the time of booking in the amount of $350.00 USD. The Security Deposit and/or Damage Deposit may be used to cover damages, losses, or other costs incurred by the Guest during their stay. If the Security Deposit and/or Damage Deposit is not paid in full, the Guest may be denied access to the Hotel and asked to leave. If amount of damage or loss is greater than the deposit collected by the Hotel from the Guests, Guests are responsible for all damages, losses, or other costs incurred during their stay.
  • In the event of a Force Majeure, the Hotel shall be relieved of any liability for failing to perform its obligations hereunder to the extent caused by such Force Majeure. The Hotel shall use reasonable efforts to limit the effects of the Force Majeure and resume performance as soon as reasonably possible. Force Majeure shall include, but not be limited to, acts of God, fires, floods, storms, explosions, accidents, acts of government, public disasters, war, terrorism, civil unrest, epidemics, unavoidable delays in transportation, or any other cause beyond the reasonable control of the Hotel.
  • DISPUTE RESOLUTIONThis Dispute Resolution (the “Agreement”) is made and entered into by and between [SJ Fischer Trading Co., UTILA VACATION PROPERTIES LLC, Turtle Beach Sanctuary], a hotel subject to Florida law (“Hotel”), and [Guest], a guest of the Hotel (“Guest”).The parties agree that all disputes, controversies, or claims between them arising out of or relating to Hotel’s services, including but not limited to the reservation, stay, and/or billing of Guest at the Hotel, shall be resolved by binding arbitration conducted in accordance with the Federal Arbitration Act.The arbitration shall be conducted in the State of Florida before a single arbitrator selected by mutual agreement of the parties, or if the parties cannot agree, an arbitrator selected by the American Arbitration Association. The arbitrator shall apply Florida law to the dispute, and shall render a written decision within sixty (60) days of the conclusion of the arbitration.The parties agree to pay their own attorneys’ fees and costs, and shall equally bear the costs of the arbitration. The decision of the arbitrator shall be binding on the parties and may be entered as a judgment in any court of competent jurisdiction.
